Maintenance and Landscaping MAINTENANCE SERVICES The Maintenance Services Department provides building and grounds maintenance for all Club and Association properties except the Golf Course and housekeeping.  All Maintenance Services Department functions are housed at the Corporation Yard which is located at the east end of The Villages Fairway Drive; business hours are 8 a.m. to 4:30 p.m., Monday through Friday. Help Desk – cscorpyard@the-villages.com  223-4670 The Customer Service Help Desk is the focal point for all maintenance requests and scheduling.  The Help Desk is normally staffed by Ruth Perez during business hours and referred to Public Safety for off-hours emergency response.  Whatever your maintenance need, please call us first. Facilities Operations Manager, Brad Barncord — 223-4674 Brad oversees all Maintenance Services Department functions and is the focal point for level of service, quality of service and strategic concerns. The Operations Manager also directly manages the five Area Supervisors and three technicians who are responsible for the maintenance activity in their assigned geographical areas of The Villages. He is responsible for obtaining the best value for the project and works closely with the area supervisors to ensure all jobs are done in an efficient and timely manner. Office Manager, Sheri Bowers – sbowers@the-villages.com 223-4680 Sheri oversees all Customer Service Department functions and the Architectural Administration. Additional responsibilities include: department accounting and record keeping, contractor qualification, billable services and Comcast point of contact. Warehouse Operations, Rudy Pina – rpina@the-villages.com 223-4686 Rudy manages the central purchasing program for the Villages operations as well as overseeing the Warehouse operations. Landscape Manager, Juan Heredia – jheredia@the-villages.com 223-4682 Juan manages the contracted landscape services as well as three direct employees.  Juan’s responsibilities encompass all aspects of grounds and landscape maintenance, street sweeping, trash collection and most pest control activities. Architectural Committee Administrator/Customer Service Coordinator, Susan Peterson – speterson@the-villages.com 754-1344 Susan manages the administration for all three Architectural Committees. Changes or additions to buildings or common area landscape must first have the approval of the appropriate Architectural Committee. Susan also provides strong support to the Maintenance Customer Service Department. FACILITIES The Facilities Department handles Club and building maintenance. This includes repairs and preventative maintenance of structures such as buildings, pools, tennis courts and fences. The department performs plumbing, electrical, termite and dry rot repair, and lights – often for reserves. The Facilities Department works out of the Corporation Yard, which is located on Villages Fairway Drive across from Village Olivas. Office hours are 8:00 a.m. to 4:30 p.m., Monday through Friday, and the Facilities’ crew works from 7:00 a.m. to 4:00 p.m. LANDSCAPE The Landscape management in the common areas includes grounds maintenance, mowing, pruning, and disease control as well as lakes and ponds maintenance. It also includes replacement, installation and quality control of plant materials for landscaped areas. TruGreen does the landscape maintenance at The Villages.
